Emphasis on durable, quality products to accommodate 1100 workers on the 5-year project

Reflecting the requirements of this £300m Ministry of Justice development, TCi furniture WORKS was chosen to provide a complete turnkey solution, from space planning through to installation, ensuring that site accommodation and welfare facilities meet both functional and aesthetic standards.

The 114-bay, three-storey modular building, serves as a central hub for more than 320 office workers, providing open-plan desk and meeting space, alongside changing rooms, lockers and canteen areas to facilitate up to 780 operatives.

The completed installation included:

Wire-mesh locker spaces, providing secure personal storage for site workers
Meeting rooms equipped for collaboration and project planning

Operatives served daily, in the canteen facility designed for efficient flow

Challenge

Delivering a complete furniture and fit-out package for a live construction site of this scale came with several key challenges:

  • Coordinating with the client’s project programme to ensure the facility was ready for use ahead of mobilisation.
  • Providing durable, high-specification furniture capable of withstanding five years of intensive daily use where turnaround, maintenance, robustness and cost-efficiency are critical.
  • Managing the full installation across three floors and 114 modular units within a tight timescale in compliance with the client’s site access and safety protocols.
  • Creating a comfortable, modern workspace that promotes productivity and wellbeing for hundreds of operatives.

Our Approach

The in-house design team at TCi furniture WORKS carried out comprehensive space planning, optimising layouts for flow, comfort and usability across the modular building. Working closely with the client, we tailored every detail from desk configurations and breakout areas to bespoke reception furniture, to suit the client’s operational needs.

A team of nine, fully-qualified operatives completed the full installation in just 13 days, working in coordination with site management to meet the demanding schedule safely and efficiently.

Products were selected from our mid- to high-specification range, to ensure long-term durability, quality and comfort. Each item was chosen to perform reliably, while contributing to a professional and welcoming workspace for the project team.

The completed facility provides the client with a fully functional, professional and comfortable environment that will support their workforce for the duration of the five-year build.
